Original Story
  • “Hotel development proposal could displace Buffalo, NY business owners” — Wikinews, February 17, 2006

Friday, March 10, 2006

Buffalo, New York — The Common Council of Buffalo voted on Tuesday to send the Elmwood Village Hotel proposal “to committee for further discussion”, after citing the need for more public involvement.

The Elmwood Village Hotel is a development proposal by the Savarino Construction Services Corporation, a project designed by the architect Karl Frizlen of The Frizlen Group. The hotel would be placed on the southeast corner of Elmwood and Forest Avenues in Buffalo.

To make way for the project, at least five buildings located at 1109 to 1121 Elmwood Ave would be demolished. At least two properties on Forest Avenue could also be demolished. The Elmwood properties, according to Eva Hassett, Vice President of Savarion Construction, are “under contract”, but it is unclear if Savarino Construction actually owns the Elmwood properties. Hans Mobius, a former mayorial candidate, is still believed to be the current owner the properties. Mobius also owns 607 Forest Avenue.

The properties 605 and 607 Forest Avenue could also be included in the proposal according to Hassett.

“We would use a Special Development Plan to rezone 1119-1121 Elmwood and 605 Forest to a C-2 zoning category,” stated Hassett. It is possible that Savarino Construction may try to obtain a variance for 605 Forest, which would allow them to enforce eminent domain, should the hotel be allowed to go forward.

The building at 607 Forest was also discussed to be rezoned, but it is unclear what the plans would be for that property. During the February 28 Common Council meeting, Hassett stated that the properties 605 and 607 were “now off the agenda”.

Pano Georgiadis, owner of Pano’s Restaurant at 1081 Elmwood, owns the property at 605 Forest and attended Tuesday’s Common Council meeting.

“Having a hotel is a bright idea. We all love the idea of a hotel, but the way that it is presented, is wishful thinking. This hotel does not fit. It’s like putting two gallons of water in a gallon jug, it does not fit. At the last meeting, the architect admitted that they are planning to put the undergound parking lot and the hotel, right at the property line. If I open my window, I will be able to touch the wall, that goes fifty feet high”, said Georgiadis.

“There is a problem having a seventy-two room hotel and fifty-five parking spaces. That means that all the other cars will spill all over the neighborhood. The footprint is simply too small. If you have a bigger [parking] lot, and a smaller hotel, I will welcome a hotel. I have a parking lot at my own business, and I am chasing people all day long. Remember, the city says it has ‘zero tolerance [for illegal parking]’. Try telling that to the guy from Albany who came to see his kids, that are going to Buffalo State, who would get tickets totaling over a hundred dollars”, added Georgiadis.

The city’s Planning Board is scheduled to meet on March 14, 2006 at 9:00 a.m. about the proposal. Although a discussion will take place, no vote is expected to be taken.

At the moment, none of the properties are zoned for a hotel. Savarino Construction plans on asking for a C2 zoning permit. If that does not work, they plan to implement a new zoning plan called a “special development plan” which would allow for only a hotel on the site. That zone would not be able to be changed.

“This [project] justifies Mobius’s refusal to invest in any maitenance[sic] or improvements”, on the properties said Clarence Carnahan, a local resident. “Where were the Council persons over the years? Where were the city inspectors over the years, to make sure that he maintained and improved his properties? The government was supposed to be protecting, not being preditorial. I see a predatorial issue here when it comes to this hotel. Over the years: Why has the local government been disfunctional when it came to Mobius’s properties? Refusal to invest in improvements, doesn’t that sound like a slumlord? Maybe I am missing a point here, but what kind of messages does this send to other slumlords that havn’t[sic] been jailed or fined? It’s [the hotel] trying to be pushed through.”

Carnahan also presented signs for residents and or business owners who are opposed to the hotel, that could be placed in windows or on stakes in the yard. Some of the signs said, ‘No tell hotel’, ‘Hans off, no hotel’, ‘It takes more than a hotel to make a village’. and ‘Keep Elmwood free, no hotel’. Carnahan plans on making more signs for a protest to be held on Saturday March 18, at 2:00 p.m. (EST) on Elmwood and Forest. Some signs were given to individuals after the meeting.

“First things first, Hans is the problem, and I don’t think it has been addressed. Let’s roll back the clock on this project. What can we do with Hans? There is such thing as eminent domain, which could be of greater interest to the community, to seize the property at its lowest assessed value”, said Nancy Pollina, co-owner of Don Apparel with Patty Morris at 1119 Elmwood. “There are so many ideas that have not been explored and we are about to give this parcel away, to a big developer.”

Mobius has not returned any calls by Wikinews regarding the situation.

A freelance journalist writing for Wikinews has obtained a letter, exclusively, addressed to one of the five business owners from Hans Mobius stating:

There is a proposal to develop my property which you are currently renting. Because of opposition to this development, it does not look like it will happen. I will let you know if there any changes.

Despite the letter, there have been no plans or decisions made to end the proposal.

To date, none of the business owners or residents of 1119-1121 Elmwood have received an eviction notice.

Business owners and residents gave an indication of what they would like to see happen at the corner; a project similar to one done locally last year. There, developers renovated two buildings on Auburn and Elmwood Avenues, merging the buildings into one thus allowing for more shop space. Among some of the shops to move in after the development were Cone Five Pottery, The Ruby Slipper, and Abraham’s Jewelers. Prior to the renovation work, the left building in the picture was boarded up for several years. Many of the concerned locals would like to see a similar development on Forest and Elmwood.

Rocco Termini, a developer in Buffalo, proposed a similar design at the February 28 community meeting

In an interview after the February 28 meeting, Termini stated, “I will be willing to take a look at this myself, or I would be more than happy to be partners with Sam, Sam Savarino”, who is President and Chief Executive Officer of Savarino Construction Services Corp.

So far Savarino Construction has no plans to team up with Termini.

Seven year old Hser Nar Moo, who went missing from her home in South Salt Lake, Utah Tuesday, has been found dead less than 100 feet from her home.

South Salt Lake Police Chief Chris Snyder said at a news conference, “Once inside the apartment, they observed some evidence that led them to the bathroom of the apartment, where they discovered the body of Hser Nay Moo.”

It has not been made public how the girl died. “There is some trauma present, and that’s all I’m going to say,” Snyder said.

As of Wednesday morning, police have five men in custody for questioning. Witnesses say that four of them are Burmese immigrants living in the same apartment complex as the child’s family.

Nar Moo was last seen alive at her home on Monday at around 2:00 PM MDT (UTC-6), and was reported missing at around 6:30 PM. An AMBER alert was issued at 9:42 AM yesterday, before her body was found in the bathroom of a neighbor.

The seven year old Asian girl was described as being 3 feet 8 inches tall, weighing about 45 lbs, with brown eyes and long black hair. She was wearing a pink dress to her knees and pink Croc shoes at the time when she went missing.

Police reported that she spoke very little English, though she did understand some. It is believed her family is from Burma.

The AMBER Alert issued yesterday is no longer active because of the discovery of the body.

South Korean authorities are refusing to allow more protests against the government’s decision to allow beef imports from the United States, after hundreds of people were injured in clashes with riot police overnight Saturday.

Around 300 police buses blocked protesters from entering the plaza in front of Seoul City Hall on Sunday, where a candlelight vigil was scheduled for that night. Any rally held after sunset without police permission is considered illegal. Nevertheless, the daily vigils have continued for weeks, with as many as 80,000 in attendance.

After the plaza was sealed off, a group of about 1,700 protesters gathered in nearby streets, chanting slogans that urged President Lee Myung-Bak to cancel his decision allowing U.S. beef imports. Around 70 people were detained by police for illegally occupying roads, South Korean news agency Yonhap reported, but no major clashes occurred.

Over 200 protesters and police officers were injured in Saturday’s protests. The demonstration turned violent when some protesters tried to drag away police buses used to prevent entry into Cheongwadae, the President’s house. Riot police responded by spraying water cannons and fire extinguishers at the protesters, who threw stones, water bottles and eggs at police.

The candle-lit vigils, which were initially peaceful, have mutated into violent protests organized by a small faction.

Government officials said they would not tolerate violent, illegal demonstrations. “The candle-lit vigils, which were initially peaceful, have mutated into violent protests organized by a small faction,” said Justice Minister Kim Kyung Han. He vowed to “chase those who instigate violent protests” and “bring them to justice”. Kim warned that the government might begin using water laced with tear gas against protesters, even though tear gas has been banned since 1999.

In April, President Lee Myung-Bak agreed to resume the importing of U.S. beef, which was banned in 2003 after the United States discovered its first case of bovine spongiform encephalopathy, or mad cow disease. Lee has faced a major backlash from this decision, amid fears of the possible spread of this sometimes fatal disease. He was forced to publicly apologize, and all but one of his top advisers were fired.

Jang Dae-hyun, a spokesman for the protesters, suggested that the police should stop using harsh tactics against protesters, which he says would lead to less violence. “We’ve been supporting peaceful rallies, but the police crackdown is too harsh,” Jang said. One protester, Kim In-seok, stated, “We are just here to express our opinions. I can’t understand why this government tries to ban our rally.”

On Monday, police raided the offices of two civic groups that have led the rallies. Documents, computers, pickets, flags, and other materials relating to the demonstrations were confiscated, and the leader of the group AntiMadCow was arrested on charges of staging illegal rallies, Yonhap reported.

Australian industral relations reform legislation made up of 700 pages of bill legislation and 500 additional pages of explanatory memoranda was introduced into the Federal House of Representatives November 2, where the Opposition heatedly attempted to address their perceived problem of the Government’s lack of discussion and debate over the matter.

The first reading of the bill was the first order of the day, and when Kevin Andrews tried to do so, Opposition member Stephen Smith, responsible for workplace relations, immediately moved a motion deferring the bills to the House of Representatives Standing Committee on Employment, Workplace Relations and Workforce Participation. The Leader of the House, Tony Abbott moved that Smith and the necessary supporter — viz., Julia Gillard — be not further heard (cloture). The Government’s majority in the House ensured that this would happen. However, Opposition members attempted to use House standing orders necessitating that copies of the bill to be “available to Members”, with argument arising whether “available to Members” meant all members or simply whether some copies should be available; this ended up in a dissent motion moved against the Speaker of the House.

Later, in a heated Question Time, where six members of the Opposition, (Kelly Hoare, Julia Irwin, Anthony Albanese, Bernard Ripoll, Catherine King, and Gavan O’Connor), were removed from the Chamber during Question Time under standing orders for disruption — Jill Hall quipped that she was “glad to be still here to ask [her] question” — nearly all questions to the Government put by the Opposition, the subsequent time for matters of public importance, and some members in the adjournment debate, was all on the topic of the industrial relations reform.

To implement and fund the legislation, the government will “spend an additional $486million on industrial relations changes over four years, or $121million a year. This spending would be in addition to the present annual budget of $86million.” said an unnamed government source for The Australian.

The government will need to use its corporation powers to remove the powers from the states to alter the award conditions and other employee employer related conditions. But the New South Wales premier Morris Iemma has received legal advice that the legislation maybe unconstitutional, the reason being its being used to end the role of the states and territories Australian States in the industrial relations system. “It is our view that the Commonwealth is misusing this law to achieve exactly what it was designed to prevent”, Iemma said. Mr Iemma will be challenging the changes in the high court with Peter Beattie Premier of Queensland supporting his challenge in the High Court.

Toyota announced on Friday that it will recall around 17,000 Lexus vehicles in response to risks of the fuel tank in the cars leaking after a collision.

The Lexus HS 250h model was subjected to the recall following a US National Highway Traffic Safety Administration (NHTSA) investigation. Despite previously passing Toyota safety inspections, the conclusions of an NHTSA sub-contracted investigator were that; when the vehicles in question collided with an object at more than fifty-miles-per hour, more than 142 grams of fuel, the maximum allowed by US law, leaked from the crashed car.

According to Toyota, further tests did not show any additional failure of the fuel tank.

In response to the findings, Toyota issued a recall of all affected vehicles, since the company had no solution immediately available. The recall includes 13,000 cars already sold, as well as another 4,000 still at dealerships.

Toyota says it plans to conduct further tests to determine the cause of the leak. A Toyota spokesman, Brian Lyons, said that the company was “still working to determine what the root cause of the condition is.” It’s still unclear when exactly the recall will take place, or when dealerships will be allowed to sell this model again. Lyons said that Toyota is “working feverishly to get this resolved as soon as possible.”

Toyota isn’t aware of any accidents stemming from the leaking fuel tank in the affected vehicles, first introduced in the summer of 2009.

Wind turbines do not have to be as large as a wind mill which, is specifically found on top of a hill and on cliffs beside the sea. As technology and innovation is driven, micro wind turbine is rapidly being recognized by consumers.

The advancement and benefits of micro wind are becoming known all over the world. Research and development gives the micro wind turbines a promising major role in the renewable energy distribution.

Earlier development of micro wind turbines was not made in practical solution due to the noise it produces. But because of the advancement in engineering and technology, a much quieter micro wind turbine has been developed with the addition of reduced vibration during its operation. Wind turbine harnesses the useful power of wind and converts it to electricity.

Micro in Size but Macro in Impact

The benefits of micro wind turbines are discussed below.

[youtube]http://www.youtube.com/watch?v=KmkzE-wkD-Y[/youtube]

* Lower you electricity bill – wind is everywhere and it is free to use. Only the initial installation will be costly but in the long run your electricity cost will surely be trimmed down.

* Get Incentives – get paid with incentives when using energy saving devices. The government is offering tax and tariff incentives for generating electricity with this kind of method. Or, if you don’t use it, you can export it to the local electricity grid and get paid for that too.

* Green and Healthy Living – the use of wind electricity is green in nature. With the use of micro wind turbines you cut off the carbon and other elements that harm your healthy being. The micro wind turbines are producing renewable energy that doesn’t release harmful pollutants.

* Store electricity for future use – If you are not connected to the national grid, you can still make use of the electricity by storing it in batteries and using it in the future scenarios.

Work of Micro Wind Turbines

Micro wind turbines use blades to catch and hold the wind. When the wind blows and hits the blades, it drives the turbine to rotate and generate electricity. The stronger the wind is, the more electricity is produced.

Micro wind turbines are generally installed on towers or on an elevated area so that they can catch the required amount of wind on a higher speed.

Types of Wind Turbines

Horizontal Axis Turbines – Most wind turbines are in a horizontal axis manner. It is the one that you usually see on farms. They are usually mounted on top a hill or on top of a tower in order to catch the wind. With small scale versions like that of micro wind turbines, they have tail fins in order to guarantee that the blades are constantly turning.

Vertical Axis Turbines – The other type of wind turbine is the vertical axis turbine. The vertical axis turbine is not that common compared to the vertical ones. However, this type has the advantage of not requiring the blades to face the wind. This is vital when the wind varies direction over time.

Micro Wind Turbine’s Capacity

Determining the micro wind turbines capacity to generate electricity depends solely on the amount of wind speed in the area.

The eruption of volcano Tungurahua on August 16 destroyed several small villages in the Ecuadorian Andes. At least 6 people have been killed and about 4000 residents of the affected area have been evacuated.

The 5,023 m high volcano spat lava, stones and ash for several hours on Wednesday night. A 10km high ash cloud spread over an area of 740 by 180 km. Towns like Ambato or Riobamba, 30 km away from the volcano have been covered with up to 5cm of ash. Pyroclastic flows descending on the northwestern slopes of the volcano left a path of destruction behind.

At least seven small villages and hamlets have been completely destroyed. The ash and rocks blocked the Chambo and the Peula river and the road Ambato – Baños, one of the main connections between the Ecuadorian highlands and the Amazon region. The Institute for Geophysics has lost an important part of its equipment installed on the slopes of Tungurahua, limiting their capability to monitor the volcanic activity.

The Hydroelectric power plant Agoyan near Baños has been shut down since Wednesday night. On Thursday, air traffic in the whole country was limited due to ash layers on several airports. On Thursday the provinces of Chimborazo, Tungurahua, Cotopaxi and Bolivar have been declared a disaster area. Losses in agriculture due to the ash cover are estimated at $150 Million.

On Friday, volcanic activity decreased to a calm that remained into Saturday evening, but the Ecuadorian Institute for Geophysics warns that a further eruption may be imminent.

In 1999, after a long period of rest, the volcano started an eruptive process that continues to this day. After the first eruptions in October 1999 that produced a major ash out-fall and led to the temporary evacuation of more than 25,000 inhabitants of Baños and its surroundings, the activity continued on a medium level. In May 2006 it increased dramatically culminating in violent eruptions on July 14 and August 16.

Seventeen people have been arrested overnight in Sydney and Melbourne, in what Police have described as ‘anti-terror’ raids. New South Wales (NSW) and Victorian police conducted the raids, and both police chiefs have said that the action foiled a terrorist plot. New South Wales Police Commissioner Ken Moroney said that, “we have disrupted what I would regard as the final stages of a terrorist attack or the launch of a terrorist attack in Australia.” The Guardian is reporting that some of those arrested in Sydney are alleged to have been stockpiling chemicals.

Some of those arrested in Melbourne have appeared in court, including Abu Bakr, also known as Abdul Nacer Benbrika. Benbrika was criticised last year for comments he made in support of al-Qaeda.

Play Toys – Purchasing educational play toys by Hnomseo GradeAA scientific study that followed children from infancy to their twenties found that children benefited from educational play. The children in the study group that were provided with educational play toys showed marked increases in their intelligence quotient (IQ). Over the years, manufacturers competing in the toy market have spent millions developing educational play products based on these findings. Educational toys may focus on developing skills, knowledge or a combination of both. If the plaything assists in attaining knowledge, it is considered curriculum based. When it promotes building of the child’s skill sets, then the reference is a cognitive based toy. The purchaser of an educational play item should know which toys fall into which category. This is important if there is a specific educational purpose in mind.Play toys for increasing a child’s knowledge are available in abundance. The item may claim to improve math, reading, vocabulary and even foreign language abilities. The buyer should look at the toy’s labeling for specific details regarding the subject matter of the educational purpose. Claims to simply increase knowledge or promote learning are very vague and do not reveal the specific knowledge base being developed. As an example, if the purpose is to improve the child’s ability to perform subtraction and multiplication exercise performance, ensure the toy focuses on those specific aspects. Also, make sure the toy is compatible to the child’s age and level of development. There are many play toys available for assisting with advancement of the child’s skills. From infancy, when hand-eye coordination develops to grab a toy wanted, to the improved dexterity and fine motor skills of the preschooler. Again, as with curriculum-based toys, the age appropriateness of the object is crucial. An educational toy that is geared towards an infant will not provide any learning development for the advanced toddler. Playthings that are cognitive-based assist in developing motor skills such as walking, standing, hand-eye coordination and dexterity. Simplistic skills like pushing, pulling or grabbing and advanced skills such as placing specific shapes into matched slots can be promoted during play time. The purchaser must be wary of educational items that make broad claims to the educational advantages of their product. It is imperative that you take the time to read the packaging to identify the specifics of the skills or knowledge that will be reinforced or developed. Play toys that are truly geared towards advancement should be labeled accordingly. The entertainment value of the plaything must be considered, as well. If the toy does not hold the child’s interest, any educational value will be diminished. Additionally, most learning takes place via repetition. If the child will not repeatedly make use of the play object, it will not assist in the specified developmental area. Selecting an educational toy based on characters or subjects that the child favors will typically be more appealing than ones that don’t.Educational play toys, when age appropriate and interesting, can make a significant contribution towards the child’s development while providing enjoyable entertainment.Find Your Favourite Online Toys Store at Newborn Toys and Preschool Toys For Special Discount.Article Source: eArticlesOnline.com
