You looked at condos for sale on the Upper East Side for months before finding the perfect condo at Vitre. Closing is over, you have the keys in your hand and are looking at decorating the spacious condo you have recently acquired. However, there are a few things that you need to do right after you close on your condo. These things are important, so you are going to want to do them before you schedule that condo warming party you’re already thinking of.

Make Copies

The first thing you want to do is make copies of your closing documents. You need to make copies while you have everything together and in one place. Make copies, then put those copies in a safe place. The originals should be put in a safe deposit box for safe keeping. You never know when you might have to pull them out and what will you do if you can’t find them?

Check the Temp on the Hot Water Heater

When moving into the condos for sale on the Upper East Side, many new owners do not think about checking the temp on the hot water heater. The reason for this is that the hot water heater may be set to vacation mode, which means you could be in for a rude awakening when you go to take a shower on the first night in your new condo.

Measure Everything

Of course, you are going to want to decorate everything in your new condo. From the curtains to the furnishings, you want everything to be perfect. The best way to ensure that it is perfect is by measuring everything. You do not want to get to the store to buy curtains for the living room only to find you can’t because you don’t know what size the windows are. Take the time to measure everything so when you’re out shopping you have it all right there at your fingertips and don’t have to run home to take measurements.

Now that you have taken care of these things, it’s time to get down to enjoying your condo. Plan that house party. If you need more information on condos for sale on the Upper East Side, you can contact the professionals at Vitre for answers to any of the questions you might have and more.

What would you tell your grandchildren about 2007 if they asked you about it in, let’s say, 20 year’s time? If the answer to a quiz question was 2007, what would the question be? The year that you first signed on to Facebook? The year Britney Spears and Amy Winehouse fell apart? The year author Kurt Vonnegut or mime Marcel Marceau died, both at 84?

Let’s take a look at some of the international stories of 2007. Links to the original Wikinews articles are in bold.

Last month, a study conducted by archæologist Dr. Naomi Martisius and other researchers concluded Neanderthals living in Europe tens of thousands of years ago were more sophisticated than previously thought. The now-extinct species used to carefully select bones from a particular animal species to manufacture their bone tools, the research showed. The research was published on May 8 in Nature’s Scientific Reports journal.

Dr Martisius and her team used five bone tools discovered from Neanderthals’ sites in southwest France for this research. Four of these bone tools were found in a site called Abri Peyrony and the other one was from Pech-de-l’Azé I. These tools were just a few centimetres in size and were about 50 thousand years old, Dr Martisius told Wikinews. Microscopy analysis of these bone tools called lissoirs (smoothers) suggested Neanderthals used these tools for working animal skin to leathers.

The study stated the fauna of the sites were primarily medium-sized ungulates such as reindeer, in one layer nearly 90%. Despite the overabundance of medium-sized ungulates, Neanderthals used ribs of large bovids for making lissoirs. Dr Martisius told Wikinews this was likely due to the physical characteristics of the bovid ribs, which were “thicker” and “stronger” as compared to the “thin and flimsy ribs” of reindeers. In order to check the origins of the bone tools, the researchers used a technology called non-destructive Zooarchæology by Mass Spectrometry (ZooMS).

Instead of damaging the bone artefacts in order to discover its origins, the researchers collected collagen from the plastic containers in which these artefacts were kept. Collagen is a type of protein. These bone artefacts were kept in plastic containers: some were kept for about five years, some for just a few months. During this time, the collagen proteins from bone tools were stuck to the walls of its plastic containers. The collagen samples collected from the walls of the containers are broken into smaller molecules called peptides by using a chemical enzyme called trypsin.

After the trypsin has broken collagen fibres into peptides, it is analysed using a technology called Matrix-assisted laser desorption/ionization (MALDI) Time-of-Flight mass spectrometer (ToF MS). The assisting matrix is a coloured compound. The acidic peptide is combined with the matrix, vapourised, and peptides are released. Some of them are positively-charged particles which travel across a vacuum tube in an electric field. Depending on the weight of the peptides, these molecules reach the end of the vacuum tube at different instances of time, forming a spectrum. These graphs are like unique fingerprints of a species: they are different for different species of animals. Looking at the database of such graphs, taxonomic identifications of the collagen proteins came be made.

All four bone tools from Abri Peyrony gave positive results and showed that the bones were made from large bovids, even though reindeer were more abundant during that time. One of the advantages of using bovid ribs over reindeer’s thin ribs was the bovid ribs would be more resistant to breaking during flexion, Dr Martisius said.

Dr Martisius said such non-destructive ZooMS analysis was previously conducted, but for tools no older than a few centuries. She said such an analysis had never been previously conducted for artefacts so ancient.

Wikinews caught up with Dr Martisius to discuss this research in-depth.

Everywhere a person turns they appear to see a Residential Realtor Listing in Hoboken NJ. Realtors tend to advertise in a wide range of places, from the internet to postal mailings. As a result of this bombardment of advertising, people often choose the realtor who they have seen the most ads from. However, this does not mean the person is right for the job. One realtor may specialize in shorts sales while another is best at commercial transactions. Following are some tips a person should use when choosing a realtor to find the right individual for their specific real estate transaction.

Experience

First and foremost, look at the individual’s experience with similar types of sales. A short sale is very different from a new build buy, and the individual is looking to carry out the transaction must recognize this. Furthermore, ask the price range of the properties they typically work with. Someone who usually sells homes under $250,000 simply won’t have as much knowledge of how to sell a property with an asking price for $2 million, and the techniques used for the two are different.

Knowledge

Also, the person carrying out the real estate transaction needs to be aware of how knowledgeable the realtor is regarding the area where the property is located. He or she should be able to provide information about local schools, shopping opportunities, and more. If the realtor cannot easily provide this information, it is time to look for someone else. This knowledge becomes of great help as the process moves forward because it shows the realtor knows properties in the area, how much they go for, and how quickly. This is of great benefit during negotiations.

People often choose the first realtor they come across or the one with the most well-known name. This isn’t always the smartest option. Spend time researching different realtors, so you find one that is going to help you find the property of your dreams or get the most for the real estate you are selling. In the end, that is the most important thing, not the person who assisted with the sale. Keep this in mind at all times. Visit us to learn more about what to look for in a Residential Realtor Listing in Hoboken NJ, so you get the right person for the job being carried out every time.

The Coalition to Repatriate Omar Khadr held a press conference in Toronto on Wednesday, where Khadr‘s lawyer Dennis Edney unveiled his reintegration strategy for the sole Western citizen still held at Guantanamo Bay, in hopes that he can be returned to Canada.

Edney presented his “plan of reintegration” for Khadr, which constituted maintaining distance from his controversial family while undergoing physical and psychological tests and counselling while the legal system decides whether to charge him under the Criminal Code of Canada. Nate Whitling, another lawyer representing Khadr, told The Globe and Mail that his defence team had “no objection at all to fair trial”.

However, there has been no indication of acceptance of the plan from government officials, who were delivered an outline of the proposed terms of release earlier this week. Edney reiterated his plea for due process, urging the government to “accept our plan … a plan that says something about who we are as Canadians.”

Khadr, who was 15 years old and serving as a translator for Afghan insurgents when he was captured by American Special Forces in 2002, has been a controversial point in Canadian politics since his capture.

While the ruling Liberal party had initially made motions towards ensuring that the youth would face fair legal proceedings, they were superseded by the current Conservative premiership of Stephen Harper three years ago. Since then, the government has refused to intervene stating that the Guantanamo military tribunals constituted an “ongoing legal process” determining his fate.

When Barack Obama announced the suspension of the tribunals and the closure of the detainment camps in January 2009, Harper maintained his position that Khadr did not constitute a child soldier and was better to be tried by the United States than his native country. Dismissing Harper’s claims on Wednesday, Edney suggested that the Prime Minister “learn some international law”.

Also on Wednesday, the leaders of the three opposition parties in Canadian parliament sent a letter to Obama urging him to repatriate Khadr as both the majority of the House of Commons and the population support his return and reintegration into society.

Last week, 185 Canadian groups and individuals accused the Prime Minister of “harbouring anti-Muslim sentiment” in his refusal to comply with international law, and public opinion, to return Khadr to face justice in Canada. A petition with more than 50,000 signatures was also delivered to Parliament Hill by representatives of Amnesty International calling for Khadr’s release.

Christchurch can host 2011 Rugby World Cup final

Christchurch, New Zealand‘s Jade stadium says they can host the 2011 Rugby World Cup final if Auckland can’t make a decision on whether or not they should build a new stadium on the waterfront or upgrade Auckland’s current stadium, Eden Park, costing NZ$500 million and $385 million respectively.

Jade Stadium would be able to host the final if they were to include temporary seating to accommodate 60,000 people, required by the International Rugby Board (IRB).

Gary Moore, mayor of Christchurch, said that if they were selected to host the final then they will ask the government for $80 million. The stadium is already planning for an upgrade, worth $60 million but that money will be funded from private and charitable organisations as well as the local and central governments. The current upgrade will see Jade stadium’s seating capacity grow to 43,000 and if they host a quarter-final or semi-final then temporary seating will increase the seats to 55,000.

Trevor Mallard, the Minister of Sport, said that the Auckland City Council and the Auckland Regional Council have both been given about two weeks to tell the government which decision it supports. If they cannot come to a decision then the final will most likely be given to Jade stadium, Christchurch. The least likeliest of all decisions, an upgrade of Carlaw park, but that is designated for a retirement home and on private land.

Mr Moore said that he and “stadium officials had offered Jade Stadium as a back-up final venue at a recent informal meeting with Mallard because of the continuing Auckland divisions over a site. This is about New Zealand Inc, not about Christchurch versus Auckland. What we have said to Trevor Mallard is we are able to put a stadium into Christchurch that would accommodate the numbers they would need as an insurance policy if Auckland cannot get its act together. The Government knows that when Christchurch or Canterbury puts its hand up it delivers with excellence.”

Bryan Pearson, chief executive of Vbase, the company which manages Jade Stadium, said: “It was not uncommon for major sporting venues to add temporary seating for big events. London had included temporary seating for some stadiums as part of its successful Olympic hosting bid. It was not a low-rent option, and was a commercially prudent way to marry short-term opportunity with long-term legacy.”

Mr Pearson hopes that Jade Stadium will not be used for the final as he understands why the government wants a national stadium, “Let’s hope this gets sorted and we can focus our attentions on playing a very major supporting role. We are only a third the size of Auckland, so what we can sustain post-World Cup is nowhere near what Auckland can.”

Warwick Taylor, former All Black, said it will be great if Christchurch can host the final even though he played in the 1987 final at Eden Park. Though Mr Taylor does say that an Auckland stadium is a better idea as a 60,000 seat stadium is more viable in such a large population city. Mr Taylor said that he “had great memories playing at Eden Park and in some ways would hate to see it lose the final. But I also like the idea of a national stadium.”

The New Zealand Rugby Union said that a waterfront stadium and an upgrade of Eden Park are the only two options being considered, and no other stadiums are being considered.

A lot of people are confirming that Christchurch will be able to cope with the huge amount of visitors that would arrive for the final as Christchurch has the highest per capita amount of restaurants and bars in Australasia. The city also features numerous hotels.

If New Zealand cannot deliver a final in a 60,000 seat World Class stadium then the IRB will allocated the final to another country.

Why Choose GRP Door Canopies Rather Than Alterative Roofing Materials?

by

Justin Arnold

Although the benefits of GRP door canopies is well known, a good number of people still have some misconceptions as far as GRP roofing is concerned, assuming that GRP door canopies are unsuitable for certain properties, or provide less protection than door canopies made from alternative materials such as timber, tile and felt roofing.

The truth is that when compared to almost any alternative, GRP door canopies remain the clear preference, regardless of the type of property or the circumstances. In this article we’ll look briefly at some of the different types of door canopy available, specifically the different styles and materials, and see how GRP, Glass Reinforced Polyester or fibreglass as it is variously known, compares. One of the first concerns many people have when considering GRP door canopies is with regard to the way they look. This is clearly understandable, because whether you are looking to sell your property, or remain in it, you’ll naturally be anxious to ensure that its visual appeal is improved through the addition of a door canopy, and that such a canopy doesn’t in any way detract from the style of the property. Certainly if the wrong style is chosen the contrast between the entrance canopy and the rest of the property can be unfortunate, and it is for this reason that some people tend to consider timber, tile and lead roofing rather than GRP roofing. However, this is to assume that GRP roofing has not developed since its initial popularity as a building material in the 1970s and 1980s. Certainly several decades ago fibreglass roofing was fairly limited as far as the styles and colours are concerned, but today manufacturing methods have vastly improved. It is now possible to purchase GRP canopies which are designed and built to look exactly like alternative materials such as timber, tile or even lead roofing.Indeed, a very significant number of porch canopies and entrance canopies which can be seen today are made from GRP, even though you may not think so to look at them. Even close up there are many door canopies made from fibreglass which look just like lead roofing, tiled roofing or timber framed roofing. So as far as appearance is concerned, there really is no reason to dismiss GRP door canopies since they can be designed to blend in with the age and style of the property, and mimic the appearance of other roofing materials exceptionally well. But clearly the visual appearance is not the only issue, and when thinking about the various alternatives, usually considered to be timber, tile or lead, GRP roofing holds up very well. For example, it’s important to think about the long term maintenance of a porch canopy. Being situated right over the front door it is very visible, and it will be important to make sure it remains well looked after.Lead roofing can be very expensive to maintain or repair, tiles can easily be broken, blown off or leak, felt roofing has a tendency to warp, stretch and split, and timbers will quickly absorb any moisture and warp, crack or twist. However, GRP door canopies need only a brief wipe with a damp cloth from time to time to keep them looking in a first class condition. So as far as maintenance is concerned, GRP roofing is a clear winner. There is also of course the small matter of having the canopy installed in the first place, and this will involve both cost and temporary inconvenience, which should be kept to a minimum. Lead roofing is very expensive, and as it is so heavy and requires a specialist fitting service, expensive to install. Extra supports are required to bear the weight, and this will add to the time and cost of installation.Timber framed roofing and tiled roofing similarly tend to require additional support and will take time to install. However, GRP door canopies are built off site, and can be fitted by a single contractor in a very short space of time. As they’re self supporting, the cost is very low and the installation the quickest there is, making GRP roofing a clear winner when compared to most alternatives.
